π Kond: Yerevan's Oldest Neighborhood
A hillside old quarter of narrow lanes and street art, minutes from the city center β but a living, struggling community, not a museum.
Kond is home to real residents, many living without reliable water or utilities. Walk quietly and don't photograph people's homes or private courtyards without asking.
π What is Kond?
Yerevan's oldest surviving neighborhood, dating to the 17th century β one of the city's three original quarters. Its narrow, winding stone lanes (some barely a meter wide) have reportedly stayed largely unchanged since then. Soviet architect Alexander Tamanyan deliberately left Kond out of his 1920s master plan, apparently intending to preserve it as a future protected district, but a full restoration never happened. Many of today's residents are descendants of refugee families who resettled here after the 1915 Armenian Genocide.

Since August 2018, street artist Sergey Navasardyan has led an open-air mural project called #KondGallery across Kond's walls, with contributions from local and international artists. Rustaveli Street is often cited as the best stretch to see it on. We can't confirm the current condition of every mural, so treat this as a nice bonus to stumble on rather than the main reason to come.
π· The Kond House
A bar and grill set in the courtyard of one of the neighborhood's oldest houses, with a rooftop terrace, house-made infusions, and local wines β a good spot to sit down after walking the lanes.
πΆ Getting there & etiquette
The nearest metro stations are Yeritasardakan or Republic Square, both in central Yerevan's walkable core; one documented way in is the stairway from Pavstos Buzand Street, just off Saryan Street. Streets are narrow, uneven and genuinely steep in places β wear real shoes. Most importantly: this is a lived-in neighborhood where the street is effectively people's front yard β walk quietly, don't peer into open doors, and ask before photographing anyone or their home.

Kond has faced on-and-off redevelopment proposals for decades without the question ever being fully resolved, and a large new development is currently under construction on its edge β so its exact look and access may change in the years ahead.
